Forecast for 2025 Real Estate Trends


As we approach March of 2025, it will be fascinating to observe the dynamics of the real estate market, particularly in relation to potential buyers who may choose to delay their purchases. Many individuals may find it more advantageous to rent a property due to lower rental costs compared to mortgage payments or because they are currently benefiting from a sub-3% interest rate on their existing mortgages. Here is an overview of the trends emerging from January's data: In January 2025, the overall average sales price reached an unprecedented $4.2 million, marking a remarkable increase of $800,000 from previous records for that month. Notably, 59% of these transactions were conducted in cash. It is common to see heightened activity in the resort real estate market during January, particularly at the higher price tiers. Nonetheless, this steep price increase suggests that the luxury segment remains a significant attraction for buyers, even amid average mortgage rates of 6.8%. Additionally, while the number of properties closed in January aligned with historical averages, inventory levels plummeted to their lowest since the downturn of 2022. This decline is partially attributed to seasonal trends, as inventory typically dips from December through February before beginning to recover.
